Bahrain is an island, and its size shows in the work. Plots are small, so a suite goes up onto a roof, a podium or a beach-hotel deck, or in against a courtyard wall. Distances are short, so a site visit, when one is needed, is a short trip. The street-level detail is on the Manama page; the lines below are the ones that change at the border.
The dinar, VAT and the supply: three lines to read first
Our ranges are in US dollars with Saudi riyals beside them. The Bahraini dinar is pegged to the dollar at 0.376 (Central Bank of Bahrain), so one dinar is about 2.66 dollars. A quote in Bahraini dinars is issued on request.
Bahrain's VAT rate is 10% (National Bureau for Revenue, 2026), and most commodities from outside the GCC pay 5% customs duty (US International Trade Administration, 2025). On our quotes freight, duty and VAT are separate lines, so an offer that folds them into one figure can be compared with one that does not; what a custom sauna costs in the Gulf lists the questions.
Bahrain's low-voltage network is 400/230 V at 50 Hz (Electricity and Water Authority, technical guideline for distribution-connected systems). Pumps, fans and compressors are ordered for it and each data plate is checked before shipping. A project that spans a border will find these lines differ: see Saudi Arabia and Qatar.
A rooftop suite priced for a penthouse terrace
This is an illustrative suite, not a delivered project. A roof cabin is anchored to the structure, not left to sit on the deck. Ask the building for the slab rating, the lift and corridor sizes and the façade rules; the answers decide between this suite and a smaller or larger one. A flat's balcony takes a 2-seat cabin and a 250 L ice bath for $14.1–19.7k (SAR 53–74k) (apartments and penthouses); a beach-hotel deck takes an 8-seat cabin and a hot and cold pair with shade for $51.8–84.5k (SAR 194–317k) (hotels and resorts). Terrace saunas and wooden cold tubs give the detail, and the price guide and suite builder move each number.

An island's air: salt, wet heat and a mild January
In Bahrain the mean daily maximum is 37.9 °C in July and 38.0 °C in August, and January averages 20.0 °C by day and 14.1 °C by night (Bahrain Meteorological Services normals for 1961-1990, via the WMO World Weather Information Service). The air on an island carries salt and moisture as well as heat, so coils are coated, metal near water is marine-grade stainless and cold pipework is insulated vapour-tight; the equipment list names which. January is mild, so outdoors the cabin has the longer season and the plunge carries the summer.
Short lines on the island, long ones inside the building
Once a shipment has landed, nothing on the island is far from anything, which keeps site logistics short. The calendar is set elsewhere, by the lift booking, the building's permission and the summer rule.
Bahrain's Ministerial Decision No. (5) of 2026 bars outdoor work from 12:00 to 16:00 between 15 June and 31 August, a shorter window than the 15 September end date of 2024 and 2025 (Ministry of Labour, 2026). The window is decided year by year, so confirm the current decision before fixing installation days; planning around Ramadan and the season works the calendar backwards.
Reading the Bahrain tariff against a 2 HP chiller
Bahrain's tariff in force since 1 January 2026 charges non-domestic users 22 fils per kWh up to 5,000 kWh a month and 32 fils above, with VAT included and a fixed fee of BHD 1 a month per account (Official Gazette No. 3853, Resolution No. 2 of 2025). A 2 HP chiller draws about 1.8 kW while its compressor runs. If it runs ten hours a day that is 18 kWh a day, or 540 kWh a month, which you can price with the tariff for your own account category. Shade and a lid cut the hours, not the machine.

What fits on a small villa plot?
A 2-seat cabin is 1.5 × 1.3 m inside and a round plunge is Ø 1.4 m. Side by side, with 600 mm to walk round both, a courtyard corner of roughly 5 × 3 m is enough, and the plant goes behind a wall. The layout checks it against your plan.
Does a Bahrain quote include VAT?
No. The ranges on this site leave out duties and VAT, and a quote shows each as its own line. The rate is in the tax line above; how it applies to you is a question for your accountant.
How does a cabin reach a roof?
As numbered panels, by goods lift or by a crane booked with the building. We ask for the lift, door and corridor sizes before we draw, and installation takes up to seven days once the panels are on the roof.
Can we start with the tub and add the cabin later?
Yes. The tub, its chiller and the cabin's power point go in first; the cabin and the pergola follow. Fix the roof loads for the whole suite at the start, because the slab and the plant position are the expensive things to change.
