One road, one gate, one delivery window
A coastal development often has one access road and a security check at the gate. Three things are fixed before the order:
- The largest piece. A cabin travels as numbered panels cut for the vehicle the road allows.
- The delivery day. Agreed with the site's logistics team, because a missed slot costs weeks.
- The paperwork the security office wants in advance.
Ask the developer's team for the longest, widest load the road takes, the hours the gate admits deliveries, where a crane may stand and, on an island site, what the berth takes. We pack to the answers and assume none. Import clearance is a separate gate: Saudi imports go through the SABER platform of SASO, and the importer and the broker check each item's tariff code.
Scale, in the destination's own words
Visit Red Sea, the destination's official site, describes a destination of 28,000 square kilometres with an archipelago of more than 90 islands (read 11 October 2026). Saudi Arabia has set a target of 150 million tourism visits a year by 2030, domestic and international (Saudi Press Agency, statement by the Minister of Tourism, 2024). Yanbu, on the north-west Red Sea coast, has a mean daily maximum of 40.0 °C in July and 40.1 °C in August and averages 27.6 °C by day and 14.2 °C by night in January (National Center for Meteorology normals for 1982-2011, via the WMO World Weather Information Service). Yanbu's normals are a reference point only; a site farther along the coast will differ, so ask the developer's team for the site's own weather data. Nothing in this is a promise of payback, and no destination, resort or developer named here is a client or a reference of ours. For the city on the same sea see Jeddah; Saudi Arabia has the country terms.
Remote power and the question of a private utility
Remote villa clusters and resort blocks may be supplied by a developer-run utility rather than the national grid; we assume neither. Four questions go to the utility's engineer before the electrical schedule is frozen:
- Who supplies the spa block or villa cluster, and what maximum load is allotted? The sample resort deck draws about 27 kW with every machine running.
- Which voltage, frequency and phases reach the spa board, as measured and not as drawn?
- Can the supply take a compressor's starting current, briefly higher than its running current?
- Is supply interrupted for planned work, and how should the plant restart?
Salt and sun: the specification lines that matter
| Line | What to write | Why |
|---|---|---|
| Condenser coil | protective coating, with coastal-duty data | a salt film on thin metal |
| Metal touching water | 316 stainless | chloride pits lesser grades of steel |
| Glass faces | shade over faces that look at the afternoon sun | toughened glass dislikes uneven heating |
| Plant niche | shade, an air path in and out, out of the spray | recirculated hot air stalls a chiller |
The illustrative Red Sea hotel terrace profile applies these lines to one drawing, and chillers built for heat covers the plant.

Staff who are not engineers: a plant a housekeeping team can run
A resort team turns over, and whoever reads the plunge display on a Tuesday in July may have started the week before. So the plant suits that person:
- a display with one large number;
- a one-page sheet in the plant room with three readings to log (cabin temperature, plunge temperature, filter pressure);
- a name to call and a shelf with a spare filter set and seals.
Handover includes a signed temperature test and a walk-through with the operator's team. Water treatment for commercial cold plunges sets out what the log should hold.
Counting back from the opening date
| Step | Duration |
|---|---|
| Production, photographed before shipping | 6 to 10 weeks |
| Freight, security clearance and delivery | stated in the quote |
| Installation with the resort's trades | up to 7 days |
| Temperature test and handover | at the end of installation, once the pools are chilled and the cabin is hot; the last 20% follows the signature |
The layout comes first, in up to 5 working days. At the long end, contract to signed test is 10 weeks of production plus a week on site, 11 weeks before freight and clearance; the pool recesses and plant room must be finished, with power live, before installation starts. For a fixed opening, order at least 11 weeks plus the freight window ahead of the soft opening; planning around Ramadan and the season covers the calendar.
Two budgets: a villa deck and a resort terrace
| Villa-level suite | Resort deck | |
|---|---|---|
| Cabin | 2 seats, 1.5 × 1.3 m, one glass wall, Harvia 4.5 kW | 8 seats, 3.0 × 2.3 m, two glass walls, heater about 20 kW, three-phase |
| Cold side | one round plunge with its plant | two round plunge pools, a chiller each |
| Outside | deck | deck and slatted pergola |
| Indicative range | $26.2–41.5k (SAR 98–156k) | $58.6–94.5k (SAR 220–354k) |
Both are illustrative compositions, not delivered projects. Without deck and pergola the resort cabin and two plunges are $54.9–87k (SAR 206–326k). Freight and clearance are quoted line by line; the suite builder and price guide price other combinations, and hotels and resorts has the wider approach.
Can you supply a remote resort site on the Red Sea coast?
Each project is quoted with freight to the site and the delivery terms stated. We need the access limits, gate rules and delivery window first, then pack numbered panels to suit; our project engineer's team leads installation with the site's trades.
Do you work with a developer's utility and building management system?
Yes, on the data they give us: supply, load limits, staged starting if the utility needs it and the signals a building management system expects. The layout states what can be provided.
Can the temperature test run on temporary power?
That is a question for the project engineer and the site's electrician. The plant room needs live power of the right voltage, frequency and phases, and a filled pool; tell us what the site will have on the test day.
Who looks after a villa plunge that stands empty for weeks?
The lid stays on and the circulation runs; the chiller's set point can be raised while the villa is empty and brought back down the day before arrival. Cooling 1,100 L from 30 °C to 4 °C removes about 33 kWh of heat (1,100 kg × 4.18 kJ per kg per K × 26 K ÷ 3,600).
